The Fund invests at least 70% of its portfolio in REITs, and has the flexibility to invest up to 30% in non-REIT real estate-related securities to achieve potential stable income1 and potential capital appreciation.​

REITs typically distribute a minimum of 90% of their rental income as dividends to investors. The dividend yield from Asia-Pacific REITs are potentially higher compared to dividends from equities and 10-year government bond yields.​

REITs tend to be a good hedge against inflation

Inflation that is a result of economic growth tends to translate into greater demand for real estate and subsequent higher occupancy rates, supporting growth in REIT cash flow and dividends.4 A property lease may include potential rental increases that are tied to the Consumer Price Index (CPI). As a result, real estate is generally seen as a good hedge against inflation. ​Over the past decade, Asia REITs have delivered higher dividend return on average compared to inflation of major REIT markets.

Rate hike moderation should provide better environment for REITs

Asia REITs 2022 performance has been dragged down by a spike and volatility in US 10-year government bond yields, as the US Federal Reserve (Fed) delivered outsized rate hikes to combat inflation. 

With US inflation showing signs of cooling and the Fed slowing down the rate hike pace, it is expected the normalized interest-rate volatility should provide a better environment for risk assets including REITs. We feel that focus should therefore be on REITs' operating fundamentals such as cashflow strength, capital management and real estate asset quality.

Based in Singapore, Hui Min is responsible for Singapore equity, balanced and regional REIT portfolios.

Hui Min has over 17 years of investment experience and has managed a range of investment strategies from retail portfolios to balanced institutional mandates. Prior to joining Manulife Investment Management, she spent 8 years in UOB Asset Management covering the real estate sector and was responsible for the Asia Pacific REITs strategy. She started her career as a sell side analyst with Kim Eng Securities, where she specialised in Singapore-listed consumer companies and small-cap companies.​

Hui Min graduated with a Bachelor in Business Studies  with Honours from the Nanyang Technological University and holds the Chartered Financial Analyst (CFA) designation.
